Behind the Valuation: Meet Bradley P. Dunn

About the Appraiser

Bradley P. Dunn is the owner of Cornermark Real Estate, LLC and a Certified General Real Property Appraiser based in Asheboro, North Carolina. With over a decade of experience in real estate consulting, financial analysis, and appraisal, Bradley delivers expert valuation services across central North Carolina and beyond. He specializes in residential, commercial, and complex income-producing assets, serving a diverse clientele including attorneys, lenders, government agencies, and private property owners.

Bradley's career spans both public and private sector roles. At CBRE in Charlotte, NC, he served as a Certified General Appraiser and Senior Valuation Associate, focusing on right-of-way appraisal and specialized commercial assignments for institutional and governmental clients such as the NCDOT and the North Carolina Department of Justice. He also worked with Analytical Consultants in Chapel Hill, completing commercial assignments for regional banks and public universities, gaining extensive experience with institutional standards and complex property types. Currently, he serves as a review appraiser with the North Carolina Department of Transportation (NCDOT), where he evaluates appraisal reports for regulatory compliance and valuation reliability.

Earlier in his career, Bradley worked in New York, Atlanta, and other major markets with Situs, which later became SitusAMC. He held a range of roles—from Analyst to Assistant Vice President—focused on underwriting commercial real estate loans across various platforms, including Commercial Mortgage-Backed Securities (CMBS), C-PACE, and balance sheet lending. His responsibilities included borrower and sponsor analysis, third-party report review, financial modeling, market research, and preparing credit presentations for senior loan committees.  He also provided underwriting for warehouse lenders, assisted senior leadership with client management, and supported ongoing risk monitoring services for institutional clients.

Bradley also served as an Associate at Grove Street Investment in New York, where he prepared asset summary reports and updated underwriting packages for government-sponsored enterprises (GSEs). His role involved reviewing borrower information, loan terms, and market data to support multifamily lending initiatives, including HUD-related programs.

With a professional background that bridges field appraisal, appraisal review, and institutional credit underwriting, Bradley brings a capital markets-informed, analytical approach to real property valuation. He is a Practicing Affiliate of the Appraisal Institute and holds a Bachelor of Science in Business Administration from Gardner-Webb University.
